Why Purchase a Home Warranty as Part of a Temecula Ca Real Estate Transaction

I'm a REALTOR with Exit Alliance Realty in Temecula, Ca. My name is Sonya L. Sanders. As a REALTOR who works with clients everyday, I am asked a question from buyers, landlords, and sellers. Why should I get a home warranty? Do I have to get a home warranty? What do they cover?

Visiting my office today is Nikki Arango, a Home Warranty Specialist with
Old Republic Home Protection. She services the Temecula Valley and is a great resource for information regarding home warranties. What better way to get the answers to these questions than from a specialist.

Sonya: Nikki, What is the benefit of a Home Warranty?

Nikki: A home warranty is designed to save a homeowner from the unexpected costs related to a major system or appliance of the home breaking down. Homeowners that have a  home warranty enjoy peace of mind, convenience, budget protection, and easy, dependable service. For Example, I had a Real Estate agent call me yesterday because their client's water heater was leaking and they didn’t have any hot water. I was able to place the service call and locate the technician and all the homeowners had to do was pay the $60 Service fee and we replaced their water heater which would of cost them over $800 had they not had a warranty in place.

Sonya: Wow Nikki. I know those clients were glad they had a home warranty. What is typically covered under a Home Warranty?

Nikki: A home warranty covers the repair or replacement of your home's system and appliances that break down due to normal wear and tear. We cover things like Heating, Air Conditioning, plumbing, electrical, kitchen appliances, pool equipment and much more depending on what plan you get.

Sonya: Speaking of plans, I know your company offers a plan called seller's coverage. Can you explain what this is?

Nikki: Sellers coverage is a warranty that a seller can put on their house while it’s listed and in escrow to address potential issues with covered systems and appliances prior to escrow closing. The seller pays about $1 per day charge that is billed through escrow, there is no upfront charge. And if for any reason the property doesn’t close even if we go out and do work on the property we will cancel the policy and waive the per day charge for the seller.

Sonya: Now that's a great deal. Anyone who is selling their home or property should definitely consider this. Now Nikki, I know there are a few home warranty companies out there. How is your company, Old Republic Home Protection, different from other companies?
